WHAT HAVE BEEN ACCOMPLISHED:
JMEC has been structural engineer for the design of a new 2 story wood-framed building with a total floor area of 2,914 SF. The first floor is a garage with 1,457 SF and the second level is a residence with 1,457 SF. The existing hillside was cut and retained by retaining walls on 3 sides to create floor space for the first story. These retaining walls was designed to support the second story and the roof. The height of retaining walls vary with a maximum height of about 12'-0" in the back of building, and a maximum height of 7'-0" towards the building front. Roof framing used had considered creating open interior space without mid-span column supports.
The project was designed per 2016 California Building Code (CBC 2016) and ASCE 7-10 "Minimum Design Loads for Buildings and Other Structures."
